House & Land Package Disclaimer

The details contained in any home and land package displayed on the Step 1 Homes website were correct at the time of listing, however, pricing and land availability are subject to change without notice.

All care has been taken to ensure the home design shown is suitable for the advertised lot however design and specification are subject to shire and developer approvals. Prices specified may vary and be subject to change once all site works plans are completed other relevant costs are taken into consideration.

Changes made to the design may affect the total cost of the package. Photos, images and descriptions are intended to be a visual aid only and may show items or inclusions which do not form part of the land or house and land package.

Specifications are subject to change without notice. The specification differs between regions. Images and photos are for illustration purposes only and may not depict the layout or inclusions of the home you purchase.

Land Prices

Pricing and availability are correct at the time of listing, Step 1 Homes does not own the lot and the owner of the lot reserves the right to alter the prices.

Prices do not include stamp duty, registration fees and any other fees or charges relating to the purchase of land. Purchasers will need to pay these fees and charges separately. The price is subject to adjustments under the land contract, including rates and land tax.

Purchasers will need to enter into a sales contract with a representative operating under the guidance and control of a real estate agent on behalf of the owner of the land and a separate contract with Step 1 Homes for the construction of the house.

House Prices

The price shown is based on Step 1 Homes standard specifications and the inclusions for the house as nominated by Step 1 Homes. The price may be subject to exclusions such as site establishment costs, landscaping, fencing and any other identified exclusions.

Alterations may be required to an advertised house to ensure it is compatible with a site specific analysis which includes, but is not limited to, a site survey and a soil classification report. Further site specific requirements may include State or Local Government requirements and developer covenants applying to the land. These alterations may increase the cost of construction.

Social Media and Moderation

Step 1 Homes welcomes visitors to our social media channels or public review websites where they may post comments, reviews and photos and submit questions or ideas. We encourage discussions and engagement and accept constructive suggestions and critique so long as posts are relevant and respectful to our staff, customers, suppliers and wider social community.

Step 1 Homes will, as far as possible, report and/or remove content posted to our social media channels or public review websites should it be the opinion of Step 1 Homes that they may be reasonably interpreted to be illegal, threatening, defamatory, contain obscene language or racism or be invasive to the privacy of any Step 1 Homes staff member, agent, representative or customer. Step 1 Homes reserve the right to remove posts which contravene these guidelines including those considered to constitute excessive posting, spamming or commercial solicitation and may block the accounts of those users that post comments of the above nature in a persistent or extreme manner, to avoid any future posts of a similar nature.

With the exception of material posted on embedded third party websites, Plunkett Homes own or have the rights to the intellectual property in the material that we post. The work is copyright. You may download, display, print and reproduce this material in unaltered form only (retaining this notice) for your personal, non-commercial use or use within your organisation.

You do not have any rights to the material posted by other people on various social media channels and must not copy, reproduce or adapt this material unless the owner of that material expressly gives you these rights.

Build Time Guarantee

Our Build Time Guarantee offers you peace of mind knowing Step 1 Homes (The Builder) will have your home completed to Practical Completion in 12 calendar months from receipt of the Slab Down payment, subject to these terms and conditions being met. Should all terms and conditions be met, and The Builder has not reached Practical Completion within the guaranteed time, The Builder will pay The Client $500 per week for a maximum of 16 weeks for every full week over the guaranteed date.

Terms and Conditions

  1. No owner supplied items or works are permitted as part of the building contract.
  2. Only available to The Client at the address and Job No nominated above as a one-off use.
  3. Is applicable to all standard Step 1 Homes single storey double brick and Brick Veneer home designs as identified on the Step 1 Homes website.
  4. The Client’s lot must be flat greenfield site, classified A or S class soil and not require or have at owners request any retaining on the site or steps through the home.
  5. The maximum total contract value of the building contract, including any variations to that contract, must not exceed $500,000.
  6. No variations whatsoever to the contract are permitted at any time after ok to Start documents have been signed.
  7. All prestart colours and selections are to be made from The Builder’s standard ranges, unless expressly approved by The Builder.
  8. Any reselections required due to items or materials becoming obsolete or unavailable for a timeframe that would jeopardise this guarantee, The Client will be issued a variation to contract by The Builder, at The Builder’s absolute discretion. The Client will be required to accept, sign, and return these variations within 2 days of receipt of the variation.
  9. Make all progress payments within 10 days of issue of the progress claim.
  10. Meet all other contractual obligations in accordance with the building contract.
  11. This Guarantee is offered to new clients who sign their PPA on or after 1st of November 2025 and before 31st March 2026.
  12. The Builder reserves the right to amend or cancel this guarantee at any time without notice, prior to the signing of a building contract.
  13. Any breach of these T&Cs, as reasonably determined at the sole discretion of The Builder, will result in voiding this Build Time Guarantee.
  14. If this guarantee becomes void, the term and conditions of the building contract will prevail.
  15. If the construction of the home falls over the Christmas period the builder reserves the right to extend the duration of this guarantee by 4 workings weeks.
  16. If the client opts for any “move in ready” promotions the builder reserves the to extend the duration of this guarantee by 8 working weeks.
  17. All days noted in these T&Cs are working days.
  18. Practical Completion is defined as per the building contract. Any changes by governing or government bodies that cause direct or indirect delays to The Builder’s timeframes, may void this guarantee at The Builder’s sole discretion.
  19. Should all the T&Cs be met, and The Builder does not meet the guaranteed Build Time date, payment will be calculated upon the Builder receiving the request from the client prior to key handover of the home. Payment will be made within 14 days of having received notification of the clients nominated bank account details and the Builder receiving the Practical Completion payment in full, whichever is the later. The payment will be a single lump sum to the clients nominated bank account.
  20. Should the delays extend past the 16 weeks, the term and conditions of building contract liquidated damages clause shall apply. Extension of time claims will also be applicable as outlined in the contract.

Price Hold Guarantee

Our Price Hold Guarantee offers you peace of mind knowing your quoted price will be fixed from acceptance of your Preparation of Plans Agreement (PPA) to the completion of your home, subject to the following terms and conditions being met.

  1. No owner supplied items or works are permitted as part of the PPA or subsequent building contract.
  2. Is applicable to all standard Step 1 Homes single storey double brick home designs.
  3. The Client’s lot must be flat greenfield site, classified A or S class soil and not require or have at the owners request any retaining on the site or steps through the home.
  4. The maximum total contract value of the building contract must not exceed $500,000.
  5. No structural variations (as deemed by The Builder) are permitted at any time after PPA documentation is accepted by The Builder.
  6. Not applicable where any council planning or any other approvals outside of a standard building permit are required without the express consent of the builder. A developer’s approval is acceptable given, that application is approved within 15 days of the application being received by the developer.
  7. The building contract must be signed by The Client and returned to the builder within 10 days of being
    issued to The Client.
  8. No variations of any description are to be requested, drawn, or quoted prior to, or post the prestart meeting. All selections and upgrades are to be requested during the prestart meeting only.
  9. All prestart colours and selections are to be made from The Builder’s standard ranges, unless expressly approved by The Builder.
  10. The Client must be available to attend and complete to the Builder’s satisfaction a prestart meeting within 10 days of contract signing at a time and date nominated by The Builder, or the earliest available prestart date the builder can provide, whichever occurs first/last (TBC).
  11. The client must provide all necessary information and documentation to enable the builder to apply for, and be issued, a building permit under the Building Act 2011 within 45 days of contract signing. This includes, but is not limited to, proof of settlement of the land in The Client’s name.
  12. All prestart variations are to be signed by The Client within 2 days of being issued.
  13. Unconditional finance approval is provided to The Builder within 45 days of the contract date.
  14. Final ‘OK to Start’ documentation to be signed by The Client within 7 days of issue. Any corrections (as agreed by The Builder) to be signed by the client within 2 days of being issued.
  15. Meet all other PPA and contractual obligations in accordance with those agreements and contracts
  16. In addition to these T&Cs, any other time delays incurred between the PPA and commencement of works on site that are not directly attributable to the fault of The Builder may, at The Builder’s discretion, void this agreement.
  17. This Guarantee is offered to new clients who sign their PPA on or after 1st November 2025 and before 31st March 2026.
  18. The Builder reserves the right to amend or cancel this guarantee at any time without notice, prior to the signing of a PPA.
  19. The Price Hold Guarantee is not applicable to items quoted as Provisional Sums, Prime Cost or Allowances. These costs will be fixed in accordance with the term of the building contract.
  20. If titles are not available at the time of PPA signing a delayed title allowance of $1,500 per month will be applicable to the anticipated title date plus two additional months.
  21. Any breach of these T&Cs, as reasonably determined at the sole discretion of The Builder, will result in voiding this Price Hold Guarantee. The quoted price will be become subject to the terms and conditions in accordance with the signed PPA and/or building contract.
  22. While our best endeavours are made to ensure all necessary approvals required are identified and obtained, the builder takes no responsibility should any approvals be rejected, or further approvals required in addition to a standard building licence. This includes, but not limited to council planning approval or approvals that require neighbour’s consent. In all these cases the Site Start Guarantee may become null and void.
  23. All days noted in these T&Cs are working days.
  24. Any changes by governing or government bodies that cause direct or indirect delays to The Builder’s timeframes, including but not limited to regulation changes, material or labour delays, may void this guarantee at The Builder’s sole discretion.
