Saving a deposit is often the hardest part of buying your first home. The Australian Government ‘Help to Buy’ Scheme is designed to close that gap. How Help to Buy works
- As little as a 2% deposit. You save a minimum 2% deposit and combine it with a home loan from a participating lender.
- Up to 40% government contribution. The government contributes up to 40% towards a new home (30% for an existing home), meaning you may only need to borrow 60% of the property value.
- Removes the need for you to pay Lenders Mortgage Insurance which could potentially saving you thousands.
- You own your home. Your name goes on the title from day one. You live in the home and share its value with the government over time.
- You’re in control. Once you’ve purchased your home, you won’t need to make monthly repayments to the Government. You can make incremental repayments to increase your equity share over time or buy back some or all of the government’s share through additional lending. If you sell your home, then the government receives the value of its share.^

Case Study
Sarah is 27 years old and works as a nurse in Joondalup. Jason is 29 years old and works as a truck driver. After years of renting, they are ready to buy their first home close to the community they already live and work in.
The market price in Joondalup and the northern corridor is around $850,000. Sarah and Jason have managed to save $20,000 for a deposit, and their bank has indicated they can borrow up to $650,000. This leaves them $180,000 short of being able to afford a home.
After checking their eligibility, Sarah and Jason find out they qualify for Help to Buy. Through the scheme, the WA and Australian Government can cover the $180,000 shortfall, bridging the gap and making it possible for them to purchase their first home.

What can you buy in WA?
In Perth and regional centres, homes up to $850,000 may be eligible. In other areas of WA, the cap is $600,000. Help to Buy can go towards a new home, an established home, or a new house-and-land package.
