First home owners grant

In Western Australia, eligible first home buyers may receive a one-off payment of $10,000 towards a new residential home. If the price you pay is less than $10,000, the grant matches that lower amount. Only one grant is paid per transaction, so two people buying together share the one payment.

There is a cap on what the finished home and land can be worth. For transactions starting on or after 7 May 2026, the cap is $800,000 south of the 26th parallel. That line sits north of Perth, so the $800,000 cap applies across the metro area and the South West.

The grant is for a home you’ll live in yourself, not an investment property. If you’re buying or building your first new home in WA, this is the main support to check first.

Owning property in the past doesn’t always rule you out. You or your partner can’t claim the grant if either of you has:

  • owned residential property anywhere in Australia before 1 July 2000
  • owned residential property on or after 1 July 2000 and lived in it before 1 July 2004
  • owned residential property on or after 1 July 2000 and lived in it for at least six months in a row, starting on or after 1 July 2004

If you never lived in a property you owned on or after 1 July 2000, you may still be eligible.

Other support schemes

The Australian Government 5% Deposit Scheme lets eligible first home buyers buy with a 5% deposit. Since 1 October 2025 there are no income caps, no waitlists and no lenders mortgage insurance. That is the extra cost lenders usually add when you have a small deposit.

WA also offers the first home owner rate of duty, a discount on the stamp duty you pay. From 7 May 2026, you pay no duty on a home and land package valued up to $600,000. Between $600,001 and $800,000 you pay a reduced rate.

Keystart offers low deposit home loans and can advance your grant before the government releases it. Keystart pays the amount at settlement, then credits your account about two weeks after your builder’s first progress payment. Interest applies on that advance until Keystart receives the grant funds.

There are two more options worth checking. See our guide to the Help to Buy Scheme and your deposit options.
